Every engagement starts with the system that pays for itself fastest. Fixed price for the build. A separate, optional monthly agreement if you want us running it. Every recurring vendor cost named in writing before you commit.
System one · sell this first
Vendor follow-through.
The approved work order goes out. Then: did the vendor accept? When? Did anyone chase the ETA? Where are the completion photos? This system runs that whole chase: acceptance and ETA capture, reminders on a schedule, completion evidence attached to the ticket, and exceptions escalated to a human manager. Fewer follow-up touches, fewer stale work orders, and proof of completion that stands up to an owner question. We know this workflow from the vendor side of it. That is why we build it first.
System two
Maintenance intake and escalation.
Tenant requests arrive as email, forms, and voicemail, then rot in an inbox. This system consolidates them, identifies the property and the issue, prepares the work order, and routes it through your approved on-call rules. Request-to-assignment time drops from days to minutes. Emergencies keep a human fallback: the system escalates, it never pretends to be an emergency response service.
System three
Building-operations reporting.
The weekly owner update that eats your Friday, assembled automatically: an exception dashboard and a drafted operations summary built from work orders, vendor updates, and invoice evidence. Financial figures stay source-linked and human-reviewed before anything sends. You edit a draft instead of building a report.
Build vs run
Two prices, stated separately.
The build
Fixed price, quoted after a short call and before any work starts. Working system, documentation, credentials in your name, handoff a new hire could follow. Start with one bounded pilot: one building, thirty days, paid.
The run
Optional monthly. We monitor, fix, tune, and report. Cancel anytime; the build is already yours. Message fees, platform add-ons, and number costs are separate and disclosed, always.
Before either: we ask what you run and what is switched on. If your platform already covers it, we show you the setting and charge nothing.
